Your Next Home Starts Here
Expert guidance from the first search through negotiations, closing and everything in between.
Buying Starts With a Plan
Most buyers start searching long before they call a Realtor®. By the time we connect, you may already have a neighbourhood, price range and picture of your ideal home in mind.
Our job is to turn that wish list into a smart, realistic search.
We help you understand what your budget buys, where you’ll find the best fit and what to look for beyond the listing photos. Whether you’re buying your first home, making a move for more space, downsizing or simply looking for something that better fits your life, we’ll help you navigate the process with clarity and confidence.
More Than Finding the House
Finding a property is only one part of buying it. We’re here to help you make the right decision once you do.
A smarter search
We narrow the market based on your budget, priorities, lifestyle and location so you can focus on homes that are genuinely worth seeing.
An experienced eye
With extensive experience preparing and selling homes, we look beyond presentation to consider condition, functionality, future resale and the details that may not be obvious in listing photos.
Strategic offers
Every property and every market is different. We build an offer strategy around the specific home, including price, deposit, conditions, closing date and negotiation.
Guidance from start to finish
From financing and inspections to lawyers, insurance and closing, we keep the process organized and make sure you know what comes next.
What to Expect
1. Let’s Talk
We start with your goals, timing, budget and what you’re really looking for. If you haven’t been pre-approved yet, we can connect you with trusted mortgage professionals to help you understand your buying power and get the process started.
2. Build the Search
We identify the areas, property types and opportunities that make the most sense for you.
3. Tour With Purpose
No endless showings for the sake of showings. We refine as we go and focus on properties worth your time.
4. Make Your Move
When the right home comes along, we develop a strategy, write the offer and negotiate on your behalf.
5. Get the Keys
Once your offer is accepted, we help coordinate the details and deadlines through to closing day.
Local Knowledge. Broader Reach.
Our core market spans Burlington, Oakville, Milton, Waterdown, Hamilton and surrounding communities, but your search doesn’t have to stop at a municipal boundary.
Sometimes the right home, better value or better fit is one community over. We’ll help you compare your options and understand what your budget can buy across different markets so you can make the decision that works best for you.
Buying and Selling?
If your next purchase depends on selling your current home, the two moves need to work together. We’ll help you build a strategy around timing, financing, preparation and the market so you know what needs to happen first and how the pieces fit together.

⭐️⭐️⭐️⭐️⭐️ An Outstanding Negotiator and True Professional I can’t recommend Nikki highly enough! From start to finish, they were the perfect partner in my home buying journey. What stood out most was their incredible skill in negotiating—thanks to their expertise, I was able to purchase my dream home at a fantastic price, with terms that truly worked in my favor. They knew exactly how to navigate the market, kept me informed at every step, and always had my best interests at heart. I felt supported, confident, and never pressured. Nikki is knowledgeable, trustworthy, and incredibly sharp when it comes to getting the deal done right. If you’re looking for someone who will go to bat for you and get the job done with integrity and finesse, look no further. I’m beyond grateful to have had them by my side!
Nikki Vrba made our buying process in Milton so smooth and easy. She led us through just a couple of homes that helped my wife and I quickly narrow our focus for location and features. She really knows the market. She got us to view a property the day it was listed and gave great advice. The next day she efficiently prepared the offer and got it accepted by 7 pm. We are delighted with the house and highly recommend her as an agent. She is a pleasure to work with!
Nikki is an absolute dream to work with! With her guidance we were successful in the purchase of our dream home (under ask!) and achieved our target price in the sale of our current home (after 2 days on the market!). Her staging speaks for itself and the process was seamless. She is extremely responsive and went the extra mile for us every step of the way. She undoubtedly was the reason we were able to navigate this wildly competitive market so successfully.
Common Questions
Does it cost me anything to have a buyer's agent?
In almost every Halton and Hamilton transaction the seller's brokerage pays the buyer-side commission out of the sale, so our representation costs the buyer nothing directly. The buyer representation agreement you sign spells that out in writing, including what happens in the rare case a seller offers less. We walk through it with you before you sign anything.
Should I get pre-approved before we start looking?
Yes, and before you fall for a house. A pre-approval tells you the real budget, locks a rate for a period, and lets us write a competitive offer without a long financing condition. If you have not been pre-approved yet, we can connect you with trusted mortgage professionals across Halton.
How much do I need for a down payment?
For an insured mortgage the minimum is five percent of the first $500,000 and ten percent of the portion above that, up to the insured price cap. Above the cap, or if you want to avoid mortgage insurance, twenty percent. Closing costs on top of that run roughly two to four percent of the price, mostly land transfer tax and legal fees. We map the full cash-to-close number with you before the search starts.
What is the land transfer tax in Halton?
Ontario's provincial land transfer tax only. There is no municipal land transfer tax anywhere in Ontario outside Toronto, so a purchase in Burlington, Oakville, Milton or anywhere else in Halton pays the provincial tax alone. First-time buyers can claim a rebate of up to $4,000 at closing. Your lawyer files it; we make sure it is in the numbers from day one.
How do offers work in this market?
It depends on the house and the week. Some listings are priced to draw multiple offers on a set date; others take offers any time. We read the listing strategy, tell you which situation you are in, and build the offer accordingly: price, deposit, conditions, closing date and the details that make an offer attractive beyond price.
Should I waive the inspection or financing condition to win?
Not blindly. Sometimes a pre-inspection before offer day lets you go in clean with your eyes open; sometimes the condition is worth keeping and losing the house is the right outcome. We will tell you the risk in plain terms and never push you past what you can live with.
How long does buying take?
From the first conversation to keys is typically two to four months, but the range is wide. Some clients find the right home in a week; others search for two years, and we are still there when they are ready. Closing itself is usually thirty to ninety days after the offer is accepted.
What happens between the accepted offer and closing?
Conditions get satisfied (financing, inspection, status certificate for a condo), the lawyer searches title and prepares the closing, the lender finalises the mortgage, and you arrange insurance, utilities and moving. We track every deadline and coordinate with the lawyer, lender and inspector so nothing slips.
