Common Questions
Is the valuation really free, and is there a catch?
Free and no obligation. We do valuations for people who are years away from selling, people deciding whether to renovate, people settling an estate and people just curious. Some become clients later, many do not, and there is no follow-up pressure either way.
How is this different from the estimate on a listing website?
Online estimates work from tax records and city-wide averages. They do not know that your street backs onto the escarpment, that your kitchen was redone, or that the house three doors down sold last month for a reason. Our opinion of value uses street-level comparables and a walkthrough of your home, which is what a buyer's agent will use against you if the number is wrong.
Is this an appraisal?
No. An appraisal is a formal report by a licensed appraiser, usually ordered by a lender. A broker's opinion of value is a market analysis: what your home would likely sell for, to whom, and how. For refinancing or legal purposes you may still need an appraiser; we can recommend one.
Do you need to see the house?
For a number you can rely on, yes. A walkthrough of your home lets us see condition, layout and the things that photos hide. We can give a range from public data and a phone call if you just want a rough idea first.
What affects value most in Halton?
Street and lot first, then the age and condition of the big systems, then the kitchen and bathrooms, then everything else. A finished basement matters; a legal basement suite matters more. In condos it is the building, the floor, the exposure and the reserve fund.
Should I renovate before selling to raise the value?
Usually not the big things. Paint, lighting, decluttering and staging return far more per dollar than a new kitchen, and buyers often prefer to choose their own finishes. Our pre-listing walkthrough tells you which specific items are worth doing for your house.
How current is the valuation?
As current as the week you ask. Halton prices move month to month, so a number from spring is not a number for fall. If you are planning to list later, we refresh it when the time comes.
What happens after I get the number?
Whatever you want. Some people list, some renovate, some wait, some do nothing. If you do decide to sell, the valuation becomes the starting point for the pricing strategy on the selling page.
