Selling an Income Property

Selling an income property can require a different approach, particularly when tenants are involved.

Understand the market

We look at comparable sales, current competition, the property’s income potential and the buyer pool most likely to see its value.

Position the property

How an investment property is presented depends on what is being sold. We develop a marketing strategy around the property, its features and the opportunity it represents.

When tenants are involved, communication, access and timing all require additional consideration. We help coordinate the listing and showing process while working within the requirements that apply to the tenancy.

Negotiate with the full picture in mind

We look beyond price to the conditions, closing date and other terms that can have an impact on the transaction.

Local Knowledge. Broader Opportunity.

We work with investment property buyers and sellers throughout Burlington, Oakville, Milton, Waterdown, Hamilton and surrounding communities.

Different markets can offer very different opportunities, from rental condos and townhomes to properties with secondary units and multi-unit homes. Rather than limiting the search to one municipality, we help you compare properties and locations based on your goals and the opportunity in front of you.

Your First Investment Property?

You don’t need to arrive with a spreadsheet and a fully developed investment strategy.

If you’re interested in owning an income property but aren’t sure where to begin, we can help you understand the process, identify the questions you should be asking and connect you with trusted mortgage, legal, accounting and other professionals when their expertise is needed.

The goal is to make sure you understand what you’re buying before you buy it.

Already Own an Investment Property?

Your strategy can change over time.

If you’re considering selling, purchasing another property or simply evaluating what you currently own, we can help you understand its position in today’s real estate market and what your options may look like.

Start With the Strategy.

Whether you’re considering your first investment property, adding to a portfolio or thinking about selling, start with a conversation.

Tell us what you’re considering, and we’ll help you determine the next step.

Common Questions

What kinds of investment property do you work with?

Rental condos and townhomes near the GO stations, homes with legal basement suites, legal duplexes and triplexes in Hamilton's older neighbourhoods, student rentals near McMaster, and the occasional small commercial or mixed-use building. We have helped clients buy income properties and have placed tenants for them, and reviews from those clients are on this site.

Do you help find tenants?

Yes. Our clients describe it in their reviews: listing the unit, screening applications, checking credit, income and references, and recommending the tenant. Placing a good tenant is the difference between an investment and a headache.

Is a basement apartment legal income?

Only if the unit meets the municipality's secondary-unit requirements, the Ontario Building Code and fire code, and is registered where required. Hamilton also has rental licensing rules in some areas. An unregistered unit is a liability, not income, and it affects insurance and resale. We check the status before an offer, not after.

Where do the numbers work best?

Hamilton's lower city and Mountain for multi-unit and value-add, the McMaster area for student rentals, the GO station areas across Halton and Hamilton for condos, and the newer subdivisions where homes were built with suite-ready basements. Halton's higher prices mean tighter cash flow but stronger appreciation history; Hamilton is the reverse. We help you compare properties and locations based on your goals rather than limiting the search to one municipality.

What is different about buying an investment property?

The down payment is usually twenty percent for a non-owner-occupied purchase, the financing is underwritten differently, and the analysis is about rent, expenses and vacancy rather than how the kitchen feels. Existing tenants come with the property and with rights under Ontario's Residential Tenancies Act. We help you understand the numbers and read the leases before you commit, and connect you with trusted mortgage, legal and accounting professionals where their expertise is needed.

Can I buy with tenants in place?

Yes, and often you want to, because the income starts on closing. You inherit the existing leases, rents and any rent control that applies, and you cannot simply raise rents or end tenancies at will. The offer needs the leases, the rent roll and the deposits attached.

What about short-term rentals?

Municipal rules and condo declarations increasingly restrict them. Burlington, Oakville and Hamilton each have their own approach, and most condominium corporations prohibit short-term rentals outright. We check the specific property's rules before you build a plan around it.

Do you help investors sell?

Yes, including tenanted properties, where communication, access, timing and the tenant's rights all need managing. A well-documented income property with a clean rent roll and legal units sells to other investors at a premium to a home with an unregistered suite.
