Your First Home Starts Here
Clear guidance, thoughtful advice and a step-by-step approach to buying your first home with confidence.
Buying your first home is exciting. It can also come with a lot of questions. How much can I afford? How much do I need saved? What are closing costs? What happens when I find the right home?
You don’t need to have all the answers before you call us. That’s what we’re here for.
We’ll help you understand the process, build a realistic plan and make informed decisions at every step, without pressure and without making it more complicated than it needs to be.
Start With the Numbers
Before we start looking at homes, we want you to understand what you can comfortably afford and what you’ll need beyond the purchase price.
Get pre-approved
A mortgage pre-approval gives you a clearer picture of your buying power and helps us build a search around a realistic budget. If you haven’t started the process yet, we can connect you with trusted mortgage professionals who can help.
Understand your upfront costs
Your down payment is only one part of the equation. We’ll help you prepare for things like your deposit, legal fees, land transfer tax, inspections, moving expenses and other potential closing costs.
Know what programs are available
First-time buyers may have access to rebates, incentives and programs that can make buying more accessible. Your mortgage and legal professionals can help determine what applies to you, and we’ll make sure you have the right people around you to get those answers.
Leave yourself room
Buying a home shouldn’t mean spending every dollar you have. We’ll help you look at the bigger picture so you can make a purchase that feels comfortable beyond closing day.
How We Help First-Time Buyers
We explain everything
There are no silly questions when you’re doing something for the first time. We walk you through the process, paperwork and terminology so you understand what you’re signing and why.
We build the search around your real budget
Once we understand your financing and priorities, we focus on homes and communities that make sense for you.
We look beyond the listing photos
We help you evaluate condition, functionality, location, future resale and potential expenses so you can see the bigger picture before making a decision.
We build a strategy when you find the one
Price is only one part of an offer. We’ll guide you through deposit, conditions, closing date, inspections and negotiation so you can put your best foot forward without taking on unnecessary risk.
We never rush the decision
Our job is to give you the information and advice you need to make a confident choice. The decision is always yours.
Your First Home Might Be Somewhere You Haven’t Considered Yet
Your search doesn’t have to stop at one city or neighbourhood.
We work with buyers across Burlington, Oakville, Milton, Waterdown, Hamilton and surrounding communities, and we’ll help you compare what your budget can buy across different markets.
Sometimes changing the neighbourhood, property type or location slightly can open up opportunities you didn’t know were available. We’ll help you understand the trade-offs so you can decide what matters most.

What Our Clients Say
My family had the privilege of purchasing our first home this summer, and although it was a quick and unexpected process on our part, Sam was an excellent resource and an amazing negotiator when it came down to figuring out what was needed for our home, as it’s almost a century old. She went above and beyond with the due diligence in finding out what was needed for us to have a seamless close. I was blown away by the professionalism, the follow through, and the hard work this team puts in. It was a pleasure to have had this first time experience with a team of amazing female leaders! If we ever need help in the future with other purchases, Sam with be our go to realtor for life!
⭐⭐⭐⭐⭐ Sam was amazing to work with and made buying our first home such a positive experience! After finding out we needed to move on a somewhat unpredictable timeline, she helped take a lot of the stress off our shoulders. She was more than happy to show us homes across multiple towns, coordinated countless showings, helped us navigate offers, connected us with great professionals, and guided us through every step of the process. She was always responsive, easy to talk to, and genuinely invested in helping us find the right home. She even checked in on us after closing. Common Questions
How much do I really need to buy a first home in Burlington?
The down payment is the headline: five percent of the first $500,000 and ten percent of the portion above that for an insured mortgage. Add closing costs of roughly two to four percent of the price for land transfer tax (less the first-time buyer rebate), legal fees, title insurance and adjustments, plus moving and a cushion for the first repairs. We build the full cash-to-close number with you before you look at a single listing.
What is the first-time buyer land transfer tax rebate?
Ontario refunds up to $4,000 of the provincial land transfer tax for eligible first-time buyers, which covers the entire tax on homes up to about $368,000 and takes $4,000 off above that. You must be at least 18, have never owned a home anywhere in the world, and move in as your principal residence. Your lawyer confirms your eligibility and claims it at closing.
Can I get a 30-year mortgage?
First-time buyers may qualify for a thirty-year amortization on an insured mortgage, up from the standard twenty-five. It lowers the monthly payment and raises the total interest paid. Your mortgage professional will run both; we will help you understand what the difference means for the homes you can consider.
What is the insured mortgage price cap?
Since late 2024 the cap on insured mortgages is $1.5 million for first-time buyers and new-construction purchases, which brought most of Halton back inside the range where a five to ten percent down payment is possible. Above the cap, or with twenty percent down, the mortgage is conventional and uninsured.
Where do first-time buyers usually start in Halton?
Condos and townhouses near the GO stations, Burlington's Plains Road corridor, Mountainside and Brant Hills, Tansley Woods and the Corporate node, Oakville's Falgarwood and Uptown Core, and Milton's Beaty, Clarke and Coates. We have helped first-time buyers into all of them, and reviews from those clients are on this site. Your first home may also be somewhere you have not considered yet, and we will help you compare what your budget can buy across different markets.
What is a pre-approval and why does it matter?
A lender's written commitment to lend you a stated amount at a held rate for a set period, based on your income, debts and credit. It sets the real budget, and it lets us write an offer with a short financing condition or none, which matters when you are competing. You do not need one before you reach out to us, but get it before the first showing.
What happens on offer day?
We review the listing's strategy, the comparables and what the competition looks like, then write the offer with you: price, deposit, conditions, closing date and the small terms that make an offer attractive. If there are multiple offers we tell you exactly what it would take and whether it is worth it. The decision is always yours; we never push you past your limit.
What surprises first-time buyers most?
How much happens between the accepted offer and closing, and how many people are involved. Our job is to make that part boring: every deadline tracked, the lawyer, lender, inspector and insurer coordinated, and a checklist for utilities, moving and the first week in the home.
